Southern Industrial Area

The City of Sydney has undertaken a Southern Industrial Area Land Use and Urban Design Study (SIA Study) to inform the development of the planning controls for the City Plan Local Environmental Plan (LEP) and Development Control Plan (DCP).

The Southern Industrial Area comprises the area in the south of the local government area, bounded by Gardeners Road to the south, and Euston Road to the west, the Sydney Water easement, Collins Street, Beaconsfield Street, Queen Street and Hayes Road to the north, and Mentmore and Primrose Avenues to the east.

The SIA Study reviews the existing land use and built form controls and makes recommendations for land use, transport and access, retail development and built form controls.

The SIA Study includes considerations of the past and present land use demands and planning controls that have shaped development in the area. It also provides a detailed analysis of the existing land uses and recent development applications that have impacted upon the area. Consideration is also given to State and local policies and directions, including the State Government’s Metropolitan Strategy and the City of Sydney Sustainable Sydney 2030.

The SIA Study was placed on public exhibition between 11 August and 19 September 2008 and public comments were invited.  The submissions received were considered during the finalisation of the Study.

The final recommendations of the Study will inform the new planning controls for the area and will be incorporated into the City Plan. Your next opportunity to comment on the proposed planning controls will be when the draft City Plan undergoes its own public exhibition period. Recommendations from the study will not be taken into account in the assessment of any proposed development, prior to the exhibition of the City Plan.
