Green Square and City South

Green Square and City South’s industrial history means that the village is still dominated by large lots and warehouses. Pockets of older housing exist which used to accommodate industrial workers and now high density apartment developments are springing up throughout the village thanks to a process of urban renewal. The abundance of industrial space is also providing opportunities for innovative new businesses, including cafés and boutique retailers to set up in funky warehouse spaces.

Green Square and City South is located in the south-east corner of the City of Sydney local area, with boundaries adjoining Botany Bay Council and Randwick City Council. The area includes the suburbs of Beaconsfield, Zetland and parts of Rosebery, Waterloo, Alexandria and St Peters. It is bounded by Gardeners Road in the south, South Dowling Street and Southern Cross Drive to the east and Euston Road in the west.

Housing

Historically, Green Square and City South was mainly a light industrial area, with many businesses located there due to its proximity to Sydney Airport and Port Botany. While there was some housing stock to service employment areas, mainly located in Waterloo, Alexandria and St Peters, it was limited in scale. This situation is changing rapidly as industrial uses relocate to outer Sydney, and land is repurposed for residential use.

Chart 1 shows the distribution of dwelling types in this village, and compares this to the distribution in the City of Sydney local area and greater Metro Sydney. Due to the recent completion of a number of large-scale apartment developments, particularly within the Green Square urban renewal area, the majority of dwellings (84%) are apartments. There are some semi-detached residences, particularly in Alexandria, Waterloo and St Peters, however the proportion is below the City of Sydney local area average. Meanwhile, the proportion of dwellings that are detached houses (8%) is actually above the City of Sydney average. This is mainly in Rosebery, where there are a number of freestanding Californian bungalows and Federation-style housing.

Connectivity

Botany Road serves as the main north-south spine for the village. This road provides numerous retail and dining options along its length. Bordering the village on the east is the Eastern Distributor/Southern Cross Drive, a major arterial connecting the city to south-eastern suburbs and the airport. Gardeners Road is the major east-west link, connecting the village to Southern Cross Drive and Anzac Parade further east, and the Princes Highway to the west. The village has recently received an upgrade to cycling infrastructure, with a dedicated cycleway along Bourke Road and bike lanes one Dunning and Dalmeny avenues.

Figure 1 shows public transport infrastructure in the City of Sydney local area. As shown, the village is served by Green Square railway station, which had a daily passenger count of 8,140 in 2012. Mascot station is located just to the south of the village, below Gardeners Road. A number of bus services also operate from Central railway station through the village. The major north-south bus corridors are down Botany and Bourke roads. Buses run east-west along Gardeners Road.

Being a newly established residential area that is some distance from the city centre, Green Square and City South experiences less pedestrian traffic than more central villages. A pedestrian study in October 2013 observed that on Bourke Street, near Green Square station, pedestrian movements were 4,200 per day on a weekday and 1,900 per day on a weekend. By way of comparison, Crown Street in Surry Hills received 7,400 and 14,900 for weekdays and weekends respectively.

Facilities

Green Square and City South has a number of parklands spread throughout the village. These include Alexandria Park and Waterloo Park in the north and Turruwul Park in the south. Existing community facilities of note within the village are shown in Figure 2 and include:

  • Alexandria Park Tennis Court
  • Beaconsfield Park Tennis Court
  • Turruwul Park Tennis Court
  • Rosebery Community Centre
  • Green Square Community Hall
  • Green Square Customer Service Centre.

There are also several projects are in various stages of construction, including the Green Square Town Centre and Green Square Library as well as a number of community and creativity spaces. An aquatic centre is in development near Joynton Park.

The most recent City of Sydney Wellbeing (Residents) Survey highlighted the desire of residents to have better access to cultural and community facilities. This is understandable in an area that is experiencing a rapid expansion in its resident population.

The City of Sydney is working to improve this by developing a group of new facilities, in particular the Green Square Town Centre. This will be a focal point for the new resident communities, providing a retail, commercial and cultural hub.

Events

As the residential community in the village grows, so too does demand for more community events, which are providing additional opportunities for local businesses to interact with the resident community. Recent and upcoming events of note include:

  • Green Square Markets: Hosted every Saturday at Joynton Park, from 9am to 2pm. The markets include fresh produce, food and innovative products. These markets benefit nearby businesses, by increasing visitation to the area.
  • Green Square Community Fair: This event, held in Tote Park in October, is a celebration of the growing village and the diversity of its suburbs. There is live music, food, and stalls. The event also provides an opportunity for residents to keep updated with development in their area.
  • Danks Street Markets: The latest addition to Organic Food Markets kicks off in the car park of Danks Street Plaza, Waterloo. Running Saturdays and Sundays, this weekend market will supply farm fresh produce, artisan and gourmet products, homewares, and more.
