Town Centre
The plans for the Green Square Town Centre are the results of years of understanding the site complexities, technical investigations on things such as traffic, transport, stormwater and urban design, and community consultation. The City has worked to ensure planning controls will guide development that will be innovative and sustainable, and create an exciting, and connected place to live, work, socialise, learn and shop locally.
The current controls for the Town Centre are:
- South Sydney Local Environmental Plan 1998 (Amendment No.17) - Green Square Town Centre (the Town Centre LEP)
- South Sydney Development Control Plan 1997: Urban Design - Part H: Green Square Town Centre (the Town Centre DCP)
- Green Square Town Centre Development Control Plan 2012.
Development of the precinct has commenced but is likely to take over ten years to be built. Private development will be accompanied by major infrastructure, as identified in the Green Square Town Centre Infrastructure Strategy. The infrastructure strategy identifies the infrastructure requirements, costs and development sites contributions, which are indexed quarterly in accordance to the Consumer Price Index (All Groups Sydney). It also ensures that infrastructure will be provided to support higher density development and that land within the Town centre will only be rezoned if the appropriate level of services are provided.
Reviewing the Town Centre planning controls
The City is currently processing two planning proposals that seek to amend the planning controls within the Town Centre.
The first is a planning proposal for the sites owned by Landcom and the Green Square Consortium. The second covers the remaining sites in the Town Centre, ensuring that changes in the Landcom proposals are matched by updates to road networks and infrastructure. Once these planning proposals have been approved they will become part of the Sydney Local Environment Plan 2012. Both are available for download below.
To support the LEP controls in the town planning proposals, the City has prepared a new Development Control Plan (DCP) for the Town Centre. This was approved by Council on 2 April 2012 and came into force on 24 April 2012, but only applies to the development sites as they are un-deferred under these new planning proposals.
