Proposed changes to planning controls for 225–279 Broadway, Glebe

We invite your feedback on proposed changes to the planning controls for 225–279 Broadway, Glebe.

The changes will:

  • increase maximum heights to enable 4 to 6 storey buildings
  • use a floor-space ratio bonus to encourage development of student accommodation and non-residential uses
  • set minimum sustainability targets for new development on the site
  • list 255 Broadway, Glebe as a heritage item.

Building heights

Maximum building heights will increase from 18 metres to various specific RLs (height above sea level) ranging from RL 28.3 metres to RL 40 metres (equivalent to four to six storeys).

Floor-space ratio

The changes include a new site-specific clause, allowing the floor-space ratio to exceed the maximum of 2:1 by up to:

  • 1.6:1 for development for a commercial premises, educational establishment, entertainment premises, health services facility, hotel or motel accommodation, information and education facility or light industry
  • 1:1 for development that is for boarding houses used as student accommodation.

Sustainability targets

The site-specific clause will require the development to achieve a NABERS energy rating of 5.5 stars for commercial office development and 4.5 stars for hotel development, and consider the activation of Grose Street.

Heritage

The building at 255 Broadway will be listed as a heritage item under schedule 5 of the Sydney Local Environment Plan 2012.

The documents on public exhibition include a planning proposal to amend the Sydney Local Environmental Plan 2012 and a draft development control plan. 

After the exhibition period, we will consider all submissions and report the results to Council and the Central Sydney Planning Committee.

If the Council approves this planning proposal after public exhibition, it can amend the Sydney Local Environmental Plan 2012 on behalf of the Greater Sydney Commission.
