About this opportunity
We recognise the challenges community, cultural and creative organisations face securing affordable space in the inner city.
We have 2 separate office spaces available for these groups in Glebe.
They are located on level 1 of Benledi House, a significant heritage building at 186 Glebe Point Road, Glebe.
These spaces are suitable for office and desk-based activity by organisations that provide services, activities and programs to the local community and our priority communities.
Aboriginal-led and community-controlled organisations, as well as Aboriginal cultural leaders, artists, knowledge holders and creative practitioners are encouraged to apply. The spaces might be appropriate for language revitalisation, cultural teaching, ceremony, healing and wellbeing.
The spaces are provided as part of our accommodation grants program. It awards agreements of up to 5 years for facilities or spaces in City of Sydney-owned properties.
About the spaces
There are 2 tenancies available on level 1: suite 1 and suite 3. You may apply for one or both tenancies, but you can only receive one space.
You must view the property before applying

Funding priorities
We prioritise funding for projects and activities that:
- support Aboriginal and Torres Strait Islander communities to access affordable spaces
- activate spaces in new ways for the benefit of the community
- support greater public participation in creative, social, economic and environmental programs
- support our priority communities
- enhance the financial sustainability of local organisations.
Support available
Reduced rent is available. Rates vary depending on the space being rented and the applicant. Support is available for up to 5 years.
You’ll need to propose a yearly rental rate in your application.
The size of the subsidy we award depends on:
- the amount the applicant proposes
- the type of organisation and its purpose
- financial capacity
- how the applicant will operate the space.
Proposing a yearly rental rate
You will need to show that the cost of market value rent would cause financial hardship leading to a reduction or withdrawal of services to our priority communities.
You’ll be asked to support your proposal via relevant evidence, such as a budget.
For context, below is the independently assessed market value of renting each of these spaces commercially without any subsidies. The current net market rental value of the property (excluding utilities and statutory charges), increases by 3% each year.
Benledi suite 1, tenancy 1
- Year 1: $15,297.75
- Year 2: $15,756.69
- Year 3: $16,229.39
- Year 4: $16,716.76
