Chippendale, Camperdown, Darlington, West Redfern and North Newtown

The Chippendale, Camperdown, Darlington, West Redfern and North Newtown study area includes the suburbs of Chippendale, Camperdown, Darlington, and part of Redfern west of the Railway Line and part of Newtown north of the Railway Line.

In 2007, the City of Sydney engaged the Government Architect’s Office to undertake the urban design study for this area.  The study involves detailed analysis of the urban and built form of the area including:

  • Surveying the existing built form of the study area (including building heights and floor space ratios (FSRs)
  • Assessing the urban character of the area
  • Recommending appropriate height, FSR, site coverage controls and development controls, neighbourhood and desired character strategies, and a strategic structure plan.

The consultants also reviewed the existing planning controls and drew from a broad range of work and studies that already existed from City of Sydney and South Sydney Councils and the community.

Community consultation was an important part of the study process.  A meeting was held in July 2007 to introduce the study to the community and seek involvement in the development of desired character strategies.  A second community meeting was held in September 2007 to give an update on the progress of the study and seek comment on the draft recommendations.

The presentation and draft recommendations from the second community meeting were made available for public comment and feedback.  Individuals and groups provided comments on the recommendations of the study.  These comments were considered when finalising the recommendations of the consultant’s draft report.

Council noted the consultant’s draft study report at its meeting on 2 June 2008.  The Planning, Development and Transport Committee status update report is available for download.

A copy of the consultant’s urban design study report is available for download.

Please note some minor amendments and corrections were required in finalising the report.  An updated copy  is also available for download.

The draft recommended height, FSR controls within the report are also available for download.

The Chippendale, Camperdown, Darlington, West Redfern and North Newtown urban design study was commissioned by the City of Sydney for the purpose of providing expert assistance to the City of Sydney in determining appropriate planning controls for the area. The recommendations of the Study will inform the City Plan 2008 but it does not have any statutory weight and any recommendations relating to Local Environmental Plan (LEP) and Development Control Plan (DCP) planning controls made within the report referred to here will not be taken into account in the assessment of any proposed development.
