What we’re doing

We propose to increase the maximum height from 55 and 235 metres to 305 metres and increase the maximum floor space ratio from 14.85:1 to 27.4:1 for 56–60 Pitt Street and 3 Spring Street, Sydney.

These changes will allow for:

  • a new 70 storey office building with ground floor retail
  • a new public plaza fronting Bridge Street
  • a new pedestrian link connecting Pitt Street with Gresham and Spring Streets
  • a shared loading dock for use by surrounding businesses.

We’re inviting feedback on a planning proposal to amend the Sydney Local Environmental Plan 2012 and a draft development control plan.

We also invite your feedback on a draft planning agreement for the dedicated public plaza, publicly accessible pedestrian link and shared loading dock accessible by surrounding businesses.

The results of your feedback will be reported to Council and the Central Sydney Planning Committee.
