Affordable and diverse housing update

A form of housing usually aimed at very low, low and moderate income households. It is often managed by a registered community housing provider.

The term refers to both the use of an income-based rent and discounted market rent.

Income-based rent is capped at 30% of gross household income, which is consistent with our affordable housing program guidelines. Discounted market rent is usually 74.9–80% of market rent and is most often consistent with the NSW Affordable Housing Ministerial Guidelines and other programs.

Projects with a development application lodged or approved, or under construction.

Intended for use as affordable and diverse housing, but are yet to progress to the development application stage.

Dwellings which have received an occupation certificate.

An organisation that provides safe, affordable and appropriate rental housing, including social and affordable housing for lower income households. Community housing providers are regulated by a state based registrar who enforces a national regulatory code.

Any form of housing that caters for the needs of people who may not have their needs met by mainstream housing options. This includes Aboriginal and Torres Strait Islander communities, women and children leaving domestic and family violence, and LGBTIQA+ communities.

Diverse housing may combine support services with housing services or vary elements of service delivery to meet the needs of residents.

These voluntary agreements allow development contributions such as the dedication of land, public infrastructure, community facilities, affordable housing, monetary contributions or any other material public benefit.
