This program applies to development applications in Ultimo/Pyrmont submitted before 24 November 2023 and is supplemented by the City of Sydney affordable housing program.

Affordable housing may be provided in-kind or as a monetary contribution. The contribution total is calculated on the basis of the total floor area that would otherwise be required to be dedicated for affordable housing.

The contribution requirements effective as at 1 July 2023 are:

Residential development

On-site: 0.8% of the total residential floor area must be provided as affordable housing.

Monetary: $38.84 per square metre of the total residential floor area.

Non-residential development

On-site: 1.1% of the total non-residential floor area must be provided as affordable housing.

Monetary: $55.81 per square metre of the total non-residential floor area.

Contribution rates quoted in a development consent will be indexed in accordance with the program to ensure they reflect the costs associated with providing affordable housing units over time.
